Some things might be easy and cheap to fix. Some things you may not care about. Some things are expensive and take a long time to repair.

What to look for
Examples of what will be in your report are:
- Negative grade near foundations – this can cause water to stay in contact with your foundation and lead to deterioration and wood destroying organism problems.
- Foundation problems – some settling of a foundation is normal and to be expected. But sometimes there is a problem with the foundation that will need major repair, and this is something you should know before you buy a home.
- Roof leaks – these need to be repaired to prevent further damage to the ceilings, walls and floors of the interior of the home. Infrared cameras and moisture meters can find leaks that the naked eye can not see.
- Electrical problems – small wires on big breakers (overfused), overheating breakers, double tapped breakers, poor or missing grounding. All these issues are potential fire hazards.
- Plumbing problems – slab leaks, tub drain leaks, slow drains, insufficient venting
