Mold Inspection

A mold inspection involves a visual examination of a property to detect signs of microbial growth, which may indicate the presence of mold.

To assist in identifying potential hidden mold, a thermal camera and moisture meter are utilized, revealing areas not visible to the naked eye.

Drawing on my background as a former mold remediation company owner, I bring extensive experience, having conducted hundreds, perhaps thousands, of mold inspections alongside a Florida Licensed Mold Remediator (my wife).

Should mold be detected, its source is determined, and a plan for remediation is provided.

The fee for a visual mold inspection is $175 for a standard-sized home.

Mold Testing / Air Sampling

Mold testing is an accurate lab test that details the number and type of mold spores found inside and outside the property.

The inside mold count is then compared to the outside mold spore count.

If the levels inside are higher than outside, this would indicate a potential mold colony, and further remediation and / or investigation would be needed to resolve the issue.

The different types of mold can suggest the cause of the problem – for example water damage (Cladosporium & Stachybotrys) or high humidity (Aspergillus)

Mold testing is also used by property owners and managers to prove that the indoor air quality is acceptable and the home is habitable.

For an average home, at least 3 air samples are recommended. 2 are taken inside, and one taken outside.

Each mold sample costs $125. I do not charge a reporting fee, so for an average home, air testing for mold costs $375.
