A 4 Point Insurance Inspection is required by most insurance companies in Florida on homes older than 30 years. Recently, newer homes have been needing 4 point inspections to get insurance. The newest house I inspected was less than 10 years old and needed a 4 point inspection.
The purpose of a 4 point inspection is to document the condition of 4 systems in the house. The 4 home systems to be checked are
- Roof. Is it in good working order, free of leaks and damage? Does it have decent remaining life? Most insurance companies want at least 5 years of remaining life.
- Electrical system. Is it safe and in good working condition? A Federal Pacific Stab-lok or Zinsco panel will probably prevent you from getting insurance until it is replaced. So will ‘cloth wiring’. Bathrooms and kitchen must have working GFCI outlets.
- Plumbing system. Is it free of leaks and in good working order? Polybutylene piping is a show stopper for most insurance companies. Age and location of water heater can also be an issue.
- HVAC: Heating / Cooling System. Is the HVAC in good working condition, free of leaks and problems?
If your insurance company asks you to have a 4 point inspection in order to get home insurance, I will come to your house and inspect these systems.
The inspection takes about 30 minutes. I then prepare a form to send to your insurance company detailing the condition of these 4 main systems. I use the all inclusive Citizens four point inspection form which is accepted by all insurance companies.
I have never had a 4 point inspection report kicked back to me by the insurance company or underwriters due to formatting problems.
The cost of a 4 point inspection in Fernandina, Yulee, Amelia Island is $125. Jacksonville or Callahan 4 point inspections cost $150.
If there are any problems you can repair them and then talk to your insurance agent about submitting the form again.
